BPTW revisited two legacy developments a couple of months ago, Camberwell Fields in Southwark and Creek Road in Greenwich, six years after completion by commissioning new photographs and speaking with residents. Our visit captures how enduring design quality and placemaking have contributed to these thriving London neighbourhoods that residents continue to love.
Designed for Peabody, Creek Road is a striking development of 83 mixed-tenure homes and commercial spaces in central Greenwich. Camberwell Fields for Notting Hill Genesis successfully regenerated the Elmington Estate with 279 houses and apartments across different tenures to meet the diverse community’s needs. Both projects are now well-established neighbourhoods following their completion in 2017.

Creek Road
BPTW’s design for Creek Road provides a commercial street frontage, including Up The Creek comedy club, stunning apartments, and bespoke mews houses that make a long-lasting contribution to the local centre. The design’s cohesive material palette pairs multi-stock brick detailing with intricate metalwork to create a contemporary interpretation of the historic buildings in Greenwich and seamlessly integrate with the surrounding conservation area. Creek Road was awarded Architect’s Choice at the Brick Awards, recognising the high-quality materials used.
As part of our revisit to Creek Road, we spoke to resident, Phyllis Campbell who said, “I have now lived in my home on Creek Road for over 6 years, and couldn’t be happier with the decision to move here. I lived in my previous home for over 35 years where I raised my family, so I was nervous to downsize, particularly to a new-build. However, I have been really happy with my decision; my 3-bed duplex is incredibly light and spacious, and the quality of my home is still fabulous all these years on. I have more bathrooms than before, and plenty of space for when the children and my growing grandchildren visit, and they still really love coming here. Having a spacious living room with a large balcony on the top floor gives me stunning views across Greenwich and London. It has been a really good place to live, safe and comfortable with a sense of neighbourliness. The location is also perfect for me and my visitors, with plenty of amenities on my doorstep. I can walk to the River Thames and local parks in a matter of minutes, and I am conveniently located close to main transport links, including a quick train into central London and the DLR meaning I was able to sell my car, all whilst living in the centre of Greenwich. It is great to know that I can live here for many years to come as my home is able to adapt and accommodate my needs in the future, should they change.”

Camberwell Fields
Regenerating an existing estate, BPTW’s design for Camberwell Fields focused on placemaking, connectivity, an improved street pattern and clear spatial hierarchy to create a diverse and vibrant community. BPTW combined a variety of housing typologies to cater for the community’s different housing needs, including park-facing terraced houses, new streets fronted by low apartment buildings and a landmark seven-story building. Engagement with residents and stakeholders was instrumental in forming the project’s vision, leading to a well-supported scheme.
Both Creek Road and Camberwell Fields demonstrate how BPTW’s commitment to thoughtful residential design and resident engagement creates developments with enduring quality that contribute to a vibrant, sustainable city.
