BPTW secured reserved matters planning permission for Phase 2 of Harbour Village in Ebbsfleet Garden City this week.
Situated next to the river Thames in Kent, Phase 2 provides 130 new mixed-tenure homes within BPTW’s 567-home consented masterplan for Bellway. The new two- to four-bedroom houses cater for the varied needs of local people, with 31% of the homes classed as affordable and 69% for private sale.
Harbour Village regenerates over 12 hectares of former industrial land to create a sustainable new riverfront neighbourhood. Also designed by BPTW, Phase 1 of the masterplan has already been approved, and Phases 3A and 3B are under consideration for planning permission.
Drawing inspiration from the local area, Phase 2 continues the urban character established in the masterplan and provides a cohesive street network with green open spaces for amenity and biodiversity. The cliff-edge design overcomes a considerable gradient, with the arrangement of the new homes following the landscape to create a composition of undulating roofs. The design’s placemaking re-interprets local notable buildings, like the former Huggens College building, with a material palette of flint, weatherboarding, red, grey and buff bricks, and stone detailing.
BPTW collaborated with Landscape Architects LUC to design a pocket park that celebrates the historic kilns discovered on the site. The proposal includes significant ecological enhancements with diverse native plant species, urban greening and rich grasslands to enhance biodiversity and protect the unique cliff habitat on the eastern boundary.
The project boasts numerous eco-friendly features, including PV panels, innovative construction techniques, and water-efficient installations. Each house benefits from an electric vehicle charging point to promote sustainable transport. The commitment to sustainability ensures that the scheme plays a crucial role in promoting a greener future while providing comfortable, practical homes.
