We are delighted to announce that our Passivhaus Classic development Hartopp and Lannoy Point for Hammersmith and Fulham Council has secured planning permission with unanimous approval.
Located on the Aintree Estate, Hartopp and Lannoy Point development will be delivered as part of Hammersmith and Fulham Council’s housing delivery programme to replace the two previously demolished 14-storey buildings. The new development will provide 134 new homes, 84% of which will be affordable, in three apartment buildings ranging in height from three to seven storeys and a new communal open space at its heart.
Delivered by BPTW architects and planning consultants, this landmark scheme has been achieved through ongoing collaboration between Aintree Estate residents, the local community, Hammersmith and Fulham Council, the Disability Forum, and the design team managed by BPTW. BPTW established a year-long consultation process that respected the Council’s Defend Homes and Co-Production policies in collaboration with a community engagement specialist.
Of the 134 new homes, 112 will be designated as affordable including 67 social or London affordable rent flats and 45 as affordable shared ownership homes. Residents with housing needs will get priority to secure one of the new affordable rent homes. The new site will be transformed to create well-designed and accessible residential buildings for all ages where 10% of the new homes will be adaptable for wheelchair users.
A highlight of the new development is the incorporation of Passivhaus classic standards – the most energy-efficient standard for homes in the UK. The design is rooted in a Zero Carbon ethos that harnesses Passivhaus design principles, including a fabric-first approach with an intensive form factor, solar panels and air source heat pumps, ‘blue’ and ‘green’ roofs. These state-of-the-art technologies will reduce net carbon by 86% and drive down heat loss and energy use, cleaning our air locally whilst helping residents save on their energy bills. The design is also home to family-friendly play spaces, electric vehicle charging facilities for residents, and cycle parking storage for 250 bikes. This design ethos meets to Hammersmith and Fulham’s ambitious objectives to make the borough the greenest in Britain and achieve their net zero carbon targets by 2030.
